Filinvest design creates more space
MANILA, Philippines — People who are looking for more space in a condominium will find that as a major feature in The Linear, a 24-story residential and commercial condominium development in Makati City of Filinvest Land Inc. Filinvest’s first high-rise uses a building design that virtually eliminates columns and beams to produce unobstructed floor areas opening more spacious living space.
Engr. Jose A. Sy of Sy^2 + Associates Structural Engineers, the structural designer of existing and planned high-rises in the Philippines, designed the bearing wall system for the project. As the design’s name implies, it will be the reinforced concrete walls that will bear the weight of the towers.
“Instead of columns and beams, you start putting in all your bearing wall, which are actually the partition wall that will carry the rest of the towers,” explained the engineer who built towers beyond 32 stories leading to the construction boom in the 80s. He is also considered the pioneer in a system known as the full-blown top-down construction method.
Sy said the benefit of the bearing wall system is a cleaner interior space that optimizes useable area that can improve the layout of a room.
“In terms of flexibility of your furniture arrangement, you can move them around without obstruction coming from the beams or from the columns,” he said.
Other benefits are the luxurious headroom clearance and crack-free walls.
Sy said modern construction methods contribute to speedier construction of buildings. Based on industry standards now, a typical one floor can be completed in less than one week, he said.
Moreover, the proven track records and good reputation of the developer, contractor and consultants behind The Linear assure the completion of the project and the timely delivery of units to property investors.
Sy’s role in the project reflects Filinvest’s practice of putting the best people in every project so as to deliver the best quality homes to property investors. Sy has been a structural engineer for 32 years and his Sy^2 + Associates Structural Engineers has a 25-year track record in the latest technology and global methods of structural engineering practices.
