The attractions of Avida Towers San Lazaro, a multi-tower residential condominium project by Ayala Land’s affordable housing arm, will be heightened with the introduction of a BPO site within its vicinity in 2008.
The site, which consists of two towers dedicated to BPO companies, is considered as the largest BPO development in Manila.
The project is a strategic component of Ayala Land’s P5 billion plan to transform the former San Lazaro Hippodrome into an integrated residential, commercial and business district in Manila.
Avida San Lazaro Towers recently topped off its first tower, which is also scheduled to be completed by December 2008. It will be topping off its second in the fourth quarter of 2007. Construction of Tower 3 begins in October while Tower 4 is already due to be launched early next year.
The Avida residential complex in San Lazaro, which occupies a portion of what once was the San Lazaro racetrack, has been pre-selling units of varying sizes and configurations to professionals, entrepreneurs and families counting on Avida’s heritage to sustain and enhance property values over time.
The price range of units in Tower 3 is from P1.28 million for a studio unit to P4.16 million for a two-bedroom loft unit. Tower 3 also has one-level, one-bedroom and two-bedroom units.
Even if the first tower is due to be completed only late next year, sales at Avida San Lazaro Towers have been particularly brisk, owing much to its accessibility, affordability and build quality.
According to project head Chris Maglanoc, assistant vice president of Avida Land, the BPO facility is likely to benefit unit owners of the San Lazaro towers. Once operational, the Ayala Land BPO towers are expected to attract some 13,000 employees, many of whom will be in need of housing.
He related that housing facilities near other BPO zones in Metro Manila are usually taken up by call center agents and other BPO employees who are on the nightshift and prefer to live close to the workplace, given their taxing schedules.
With this scenario in mind, Avida Towers San Lazaro is also expected to corner the demand for more housing units and facilities.
To enhance the living experience of the future BPO community in San Lazaro, Ayala Land has also announced plans to put up a 3,000 sqm retail and commercial center within the complex.
The project will likewise carry the distinctiveness of other Ayala developments like Greenbelt and Serendra.
"The addition of office and retail space to the San Lazaro complex is likely to increase the overall attractions of the area. The mixed-use development may even jumpstart more developments of the same quality to this part of Manila," noted Maglanoc.
Avida Towers San Lazaro is Avida Land’s third in-city condominium development. Other Avida Towers projects are located on Dr. A Santos Avenue (formerly Sucat Road) in Parañaque and on Col. Bonny Serrano Avenue (formerly Santolan Road) in Quezon City.
Last July, the company launched Avida Towers Makati West, its latest condominium project in Barangay San Antonio in Makati City.
