Condo offers solution to air pollution
Residencia Isabel, a seven-story condominium located near the Ortigas business district, boasts of the first air supply system that provides slow bust continuous movement of clean, oxygen-rich air to all residential units, a design solution for Metro Manila’s air pollution problem.
The filtered air will circulate inside the condominium units even with the windows closed, enhancing the processing of cool air even from a window unit air conditioner, according to architect Jose Thomas D. Beldia, who developed the system.
With the Filtered-Air Supply System in place, unit owners can leave their homes closed for months without having to worry about humid air buildup, which produces mildew or bacteria that can cause various respiratory problems.
Residencia Isabel also introduces filter units on its waste processing tank ventilation pipes to entrap and eliminate air-borne bacteria produced by the septic tank. It also boasts of a “recycled water system,” which utilizes the lavatory and shower wastewater coming from all units.
The wastewater will pass through a filtration system designed for condo gardening use, for washing cars at the basement parking level, and for the cleaning and maintenance of all common areas of the building. It will also be used for the building’s fire reserve source.
Recycling water will greatly reduce the condo’s monthly water bill as well as conserve the precious and increasingly scarce resource.
The security system design of Residencia Isabel features a simple but practical security door with coded locks in all common hallways of every floor level. The system of coded locks for every residential floor limits access of other unit owners to other floor levels, giving a third security
layer to residents aside from the CCTV cameras and security guards at the lobby.
