New Avida project anticipates brisk growth

Just a year after launching its third project in the Bacoor-Dasmarinas residential corridor of Cavite, Avida Land recently launched its fourth subdivision in this booming suburb of Metro Manila.

Avida Residences Dasmarinas, the latest Avida project in the area, confirms the firm’s reputation as the developer preferred by buyers seeking homes south of Manila. The subdivision offers homes with floor areas ranging from 50 sqm to 80 sqm built on lot areas ranging from 100 sqm to 140 sqm.

Suitably priced for the middle market with house-and-lot packages ranging from P2.1 million to P3 million, this community in Dasmariñas is expected to sell as briskly as its predecessors.

The first subdivision set up by the company in the area was Avida Residences Sta. Catalina which launched over 1,500 homes from 33 sqm to 97 sqm in 2003 and now only has a few lots unsold.

Avida Village Sta. Cecilia then followed in 2004. Three kilometers away from the Sta. Catalina development, Sta. Cecilia’s starter homes ranging from 33 sqm to 50 sqm and with price ranges of P1.5 million to P2.1 million were quickly taken up.

Avida Settings Cavite was next launched in 2007 targeting homeowners seeking innovation and an enhanced living experience. Its houses are from 80 sqm to 194 sqm. House-and-lot packages start at P2.8 million.

But whichever of the projects they purchased, Avida clients appreciate the accessibility of their homes to public transportation.
A shuttle ferries Sta. Catalina homeowners from their homes to Paliparan Road, the main thoroughfare where other shuttles pick up passengers heading for Makati and Manila and where jeepneys also ply. The same shuttle system will soon be set up within Avida Settings Cavite where homeowners have moved into its first phase.

The attractions of Avida Residences Dasmarinas and the other Avida developments will be heightened with the completion of the Manila-Cavite Toll Expressway or since January this year.

Despite the uncertainty caused by the global economic crisis, the company rose to the challenge of imposing its advantages within the competitive property industry, underscoring its reputation as a Triple A builder/ developer.

He also recounted how DMCI Homes has become accustomed to weathering financial crises that threaten its growth period: “DMCI Homes was actually born in the midst of the Asian financial crisis a decade ago, and as such, we are prepared to withstand similar situations and scenarios in the future.”

Austria referred to DMCI founder David M. Consunji as the driving force that led the fledgling company to establish its roots, buoyed by its mother firm’s construction heritage. After building landmarks and other examples of construction expertise, DMCI Homes was tasked to provide homes for the modest-earning young Filipino families.

From the company’s first project, Lakeview Manors in 1999, DMCI Homes has grown to about 26 projects mostly located in the cities of Taguig, Mandaluyong, Pasig, Quezon City, Las Piñas, and Parañaque.

Through the years, the company utilized a natural ability to cope with the ups and downs of the Philippine economy by focusing on two things. First, by developing products that are of superior quality but still affordable; and second, by identifying specific needs of the market and providing these in their developments.

“We want no compromises; we only want to produce the best. But we also want to be reasonably priced so we aimed for a good balance between price and quality. This commitment steered us to come up with innovations in building design that incorporate greens, natural lighting and ventilation into the building — our signature central atriums, sky patios and sky gardens,” Austria noted.

These attributes can be found in DMCI Homes developments that offer low to medium density living through single loaded hallways which afford more breathing space for the homeowners as each unit opens to a refreshing atrium rather than an adjacent unit.

Austria cited the example of their high-rise project in Mandaluyong, Tivoli Garden Residences, as the perfect showcase. Instead of typical plant boxes and pocket gardens, the developer improved on open spaces to offer landscaped mini parks and towering sky gardens that allow natural light and ventilation to permeate throughout the building.

All of these would not have been possible without the almost 55 years’ worth of experience in the construction industry. It is this heritage of DMCI Homes as a builder/ developer that enables the company to deliver its quality products not just on time but even ahead of schedule, while implementing more time-efficient, energy-efficient, and budget-efficient systems.

Even more enticing is the proposed extension of the LRT Line 1 South Extension Project. The project will bring the LRT all the way to Imus which could shorten commute time from Dasmarinas, Cavite to Makati to an hour or so.

“Many of our buyers consider moving into an Avida subdivision as a step up,” said Pol Tanco, project development head of Avida. “We assist them by offering flexible pricing schemes to suit every need. The message we want to communicate is: It is possible to actually own your dream home?”

Potential buyers looking into this property, where they can still have their pick of homes, appreciate its efficient masterplan that allows residents easy access to a clubhouse, swimming pool, playground and other amenities.
