New luxury residences promote sustainable dev’t
A property development project in Quezon City is presenting several innovations in architectural design. Architect Juan Serina of H1 Architecture, principal architect of 68 Roces, noted that the project will introduce several firsts in this latest QC project of Eton Properties Philippines, Inc.
“68 Roces introduces a design breakthrough which considers nature, aesthetics, functionality and efficiency in one venue. It demonstrates sustainable design by applying passive cooling techniques, and maximizing the use of natural light and ventilation. This feature will also give residents the chance to reduce dependence on artificial lighting and air conditioning while allowing the community to reduce their consumption on electricity,” he said.
According to Arch. Serina, one of the design features which shows sustainable designs are the big windows in each unit that would strategically be placed opposite each other to ensure proper cross ventilation. The inclusion of sun screen and trellises on the façade, meanwhile, shall function as heat buffers while still providing an interesting architectural texture on the facade. Passive cooling techniques to be applied will also allow residents to enjoy the natural breeze while they commune with the environment.
Introducing green components in each of their projects is a continuing advocacy of Eton Properties. Aside from delivering quality property development projects, the company is also focused in promoting environmentalism as part of championing sustainable development.
One such example of a green component in the 68 Roces project is the Green Pathway, a 2.5-meter wide grass-layered passage between the residential clusters. The Green Pathway stretches along the entire neighborhood, giving families the chance to walk, stroll, jog and bike away from vehicular traffic.
“Aside from giving a refreshing atmosphere to the residents, the Green Pathway also encourages the residents to engage in physical activities such as walking, biking and jogging. The Green Pathway will serve as an air filter to improve air quality between adjacent unit’s living areas,” explained Arch. Serina.
He also said that all units at 68 Roces (which will aptly be called Luxury Residences), will feature the latest modern design.
“Each unit will have cutting edge modern architecture as its key design theme, with clean and simple lines that will provide the distinct characteristic of this modern city enclave,” he added.
Security will also be given premium in this project by building a high perimeter wall with an electrified fence complemented by 24/7 security and CCTV systems at the main entrance gate. A perimeter road separating the wall from the nearest residential unit will also be put in place.
Comfort will not be compromised when living in this new address. The enclave’s 28-meter pool is perfect for exercises and swimming parties. Meanwhile, kids will have the opportunity to bond at the fun wet and dry kiddie playground and adults can hold parties and gatherings at the uniquely-designed Clubhouse.
With two car ports each, buyers can choose from a three-bedroom to an expansive four-bedroom luxury residence offering the best in accessibility and convenience, world-class amenities and security, all packed in a modern city enclave.
